CAF: Our response to Government u-turn on charity tax ...

CAF logoResponding to the Government?s announcement that they are exempting charitable donations from the cap on tax relief, John Low, Chief Executive of the Charities Aid Foundation, said:

?We are delighted that the Government has responded to the challenging calls from philanthropists and charities across the country and taken the bold decision to exempt charitable donations from the cap on tax relief.

?We realise the Government is responding to truly exceptional financial circumstances and is having to make tough decisions about public finances.? We acknowledge and welcome the Chancellor?s decision to do the right thing and exempt charity donations from the cap. We thank Ministers for the support they have shown to charities large and small, which are so vital to the health of our country.

?The Government?s ambition to strengthen the culture of giving, encourage philanthropy and build a Big Society is something we strongly support. We are enthusiastic about working with Ministers to encourage people to give time or money to support the causes we all care about.?

U.S. Real estate is possibly a buy | masculineffort

There are several reasons why people buy anything at all. It is not my intention to explore all these reasons for that is a topic more pertinent to psychology than to investing. We will explore the reasons why I buy anything because, well, this is after all my blog and I will do whatever the hell I please.

The first reason is consumption. This includes food, clothing, rent, gym membership etc. These are things I need for living. This has been the bulk of my spending so far. We will no longer talk about consumption on this post.

The second reason is investment. An investment is basically something that will pay off over time. It usually never pays off immediately. This comes under the category of buying machinery for a manufacturing plant, or investing in a company that will develop a wonder drug, or taking a loan to pay your tuition for that engineering degree. These are all investments. It is called an investment simply because it is expected to produce value in the future.

The third reason is for generating income. This is the topic of this post. And it is in this context that we shall discuss U.S. Real estate. While I was living in the United States there was a housing boom going on there. Simultaneously in my own province in India, there was a bubble in land prices. U.S. houses as well as Land in Andhra were touted as investments. The reason they were cited as investments was that the value would go up over time. Nobody bothered to explain to me why their value would go up over time. Nobody seemed to have any clear idea either. We kept hearing vague generalities such as ?They are not making any more land? or ?the population rises, but land does not increase? or some such nonsense. Nobody explained why that was a sufficient reason for land prices to keep going up. After all population had been going up for a long while. So why were land prices going up like this only now? What changed? Nobody had any coherent answers. They had plenty of made up answers. Land prices were going up like crazy even in far flung villages. This topic itself is a more an area of research more for psychiatrists than for investors. So I will not cover it here. Go to google and type ?indian real estate bubble? or ?U.S. housing bubble? to get all the info you need.

First, I ask myself the question, Why is land valuable? How must we determine it?s value? To me land is valuable if I plan to do something with it. Someone must have plans to use it to produce something of value. If the land just sits there, it has no value. So if you hope to make money out of the land, you must either do something with it such as grow food, build a factory that produces goods, build an apartment building and rent it out to tenants, or build an office building and rent out office space. Either you must do it, or you must sell it to someone who plans to do something with it. Someone who plans to produce value with it. If you just want it to sit there, it?s value is zero, nada, nothing. Unless you are one of those people who get?s value out of gazing at empty land. I assure you I am not one of those people

Next question, How would I value land? Here is where the question of Yield comes up. How much can I generate from that land? Suppose you bought some land and a house on it and you rented it out. In how many years do you expect to get your money back? To me the answer is under 20 years. If I get my money back in 20 years, then it is a good deal. If you get your money back in twenty years, the rental yield is then said to be 100/20 = ?5% per annum

Given this information, let us try to evaluate the rental yields in A city in India called Hyderabad. This will illustrate to you exactly why I believe Rental property in Andhra is a bubble.

Price of home in prime area with clean title = $500,000.

Tax on that home = 8% * $500,000 = $40,000

Total home price = $540,000

Yearly rent on said property = $7200

Maintenance cost on said property = $1200 per annum

Total income = $6000 per annum

Tax on that rent will be assessed at 33%. Remember anyone who can afford a home like that probably is in India?s top tax bracket and already pays 33% of his/her income in income taxes. Thus the extra $6000 he/she makes on this will be taxed at the same rate

Tax on rental income ?= ?33% * $6000 = $2000 per annum

Actual rental income = $4000 per annum

Rental yield = $4000/$540,000 = 0.7%

You will get your money back in 135 years if you invest in rental property. 125 years back was 1877. There was ?no aeroplanes, the sun never set on the british empire, the british ruled India, Adolf Hitler was not yet born, China was still under Manchu Rule, the boxer rebellion was 20 years away. Do you want to take bets on what the world will be like in 125 years? Exactly! That is why the Real estate market in Hyderabad is a bubble. Either House prices must come down or the rents must go up. Either the real estate prices are too high or the rents are too low. You can?t have it both ways. But rents are not too high. People are already unable to make household budgets balance and rent is a big component of that. So rents cannot go up any higher. Then we must conclude that the House price is too high. Personally, I think the house prices will not come down. The real estate lobby in India consists of powerful politicians and bureaucrats who will never let house prices fall. Thus rents will have to rise. And the way to do this is by devaluing the Rupee, i.e. printing more rupees and causing inflation. Thus the house price will remain at $500,000 while the rents, food prices, clothing prices all go up astronomically. This is exactly what is going on in India right now with the Rupees precipitous fall against the U.S. Dollar. To be fair, no one in India buys real estate for the Yield. They buy land as a hedge against inflation because the Indian Rupee is a really shitty currency. The Land helps them preserve purchasing power. The average Indian pays such a large premium for land simple because it is an inflation hedge. You could argue that they could buy precious metals, and in fact Indians do buy a lot of Gold. Land is just a way to diversify their savings beyond Gold. So in this context, Real estate in India may not really be a bubble.

Singapore also has the problem of very high house prices, but the yields are a little better at 1.6%. Basically in Singapore you will get your money back in 64 years. Ofcourse this is only for the property in areas like Orchard where foreigners are permitted to buy. This is not the case in the HDBs. The Rental Yields in HDBs are more respectable at 5%. But since I am single, with no plans to marry, the HDBs are out of my reach. Here is my analysis of HDB yields

Average HDB flat price = $400000

Yearly rent = $22000

Yield = 5.5%. Get your money back in 18 years. Very respectable

Now, let us get to the meat. U.S. real estate. In some areas the yields are spectacular. This means you get your money back in 15 months! This is incredible if it is true. This needs further investigation. The place I lived in the U.S. was texas. This state has very high property taxes at 2.4%. This prevented house prices going too high and consequently Texas never experienced the housing bubble. In Austin,TX and Dallas, TX, the rental yields are close to 10%. This I have confirmed with friends, This is incredible. And it makes me a bit suspicious. One thing every veteran investor knows is that if it sounds too good to be true, it probably is not. Why are house prices so low relative to rent. I got a few answers after interrogating friends

1. Banks are not lending like they used to: Earlier, everyone with apulse got a home loan. Not anymore. So forget about taking a loan to buy a house. You have to put 100% down or close to it. If you put less than that down, then you need a very good, high paying, stable job for the bank to lend. Basically, banks are willing to lend to people who don?t need the loan. Why does this not surprise me?

2. People do not have the money to buy the house: Most Americans live pay check to paycheck inspite of very Good salaries. Thus they earn enough to pay the $700 monthly rent, but they do not have the $30,000 needed to buy the apartment or Condo outright. This I know to be a fact. That the normal American is not a competitor. It is common for an American to make $3000 a month and still have no savings.

3. A lot of these properties belong to the bank. These were the result of fore closures where the person who borrowed from the bank could not keep up the monthly mortgage payments and so the bank seized the property. The banks want to get these properties off their Book ASAP. They are not in the property management business. They would rather sell at a loss and get them off the books rather than hold them or manage them. Banks do stupid stuff like this all the time and apparently this is standard practice for banks. Okay, so this makes sense.

But I still have a few more questions

1. Why are international investors not buying? Actually international investors are buying. Miami is full of brazilian buyers. Phoenix full of Canadians. Homes in these cities do not offer such fantastic yields. The Fantastic yields are in second tier American towns such as Lamar, TX where Foreign investors do not venture. Foreign money sticks to the Big American cities like Chicago, NYC, Miami etc.

2. Why are property management firms not acquiring these properties and making a killing? I am not sure of this reason. Are they restricted by law? Do they not have the money? Are the properties too spread out? Property management firms probably do not like to buy one house here and one there. They like to buy in chunks. This could be the reason though I am not sure. I need to investigate this reason.

There are several other questions

1. If I buy a house for $30000 that rents for $6000 a year. Will the state assess property taxes on $30000 or more. This is a real query because at one time houses in atlanta were selling at $12000, but the state assessed taxes as if the houses were worth $90000.

2. maintenance costs?

3. You cannot manage the house yourself since you are a foreigner. How much will a real estate agent charge? how to find a reliable real estate agent who won?t cheat you?

4. Tax rates on the rent?

There are several other questions which I need to think of before buying. But it looks to me that U.S. residential real estate in second tier towns such as JacksonVille, FL and Lamar, TX is definitely worth investigating

Schools Barred From Handcuffing Students

Public schools in Jackson, Miss., will no longer be allowed to handcuff students to poles or other objects, under a settlement with the Southern Poverty Law Center reached in U.S. District Court.

Jody Owens, director of the Mississippi office of the Southern Poverty Law Center, said the Capital City Alternatives school in Mississippi's largest district ?must immediately stop handcuffing students, a practice used to punish even such things as dress-code violations.

"The focus should be education, not incarceration and it's tantamount to child abuse when children are handcuffed to railings for something as simple as not having the appropriate belt or inappropriate shoe strings," Owens said.

The way students had been disciplined in the school was abusive, she said.

"We have some students who have gone on record to say it's happened to them three or four days in a row," Owens said. "We know there are some students who actually had to eat their lunch with one hand handcuffed to a railing."

According to the settlement, approved by U.S. District Judge Tom Lee, district employees will stop handcuffing students younger than 13, and can only handcuff older students for crimes, and no student may be handcuffed to railings, poles, desks, chairs or other objects.

"It's apparent there were severe problems that we hope now are being addressed and will be alleviated," Lee told lawyers in court Friday, just before signing the settlement order.

CCA Principal Marie Harris said in her deposition that some did handcuff students, but that it was done for student safety.

The ruling requires the school to change its approach in dealing with emotionally challenged students. The school was ordered to conduct a "climate assessment" that includes students, parents and teachers, as well as a mandate that all teachers be trained to deal with students with emotional and behavioral management problems, Owens said.

"We're excited to have a comprehensive settlement that changes not only the practice of handcuffing kids to railings but in addition the settlement focuses on changing the overall climate of this school from one that's jail like to one that focuses on education," Owens said.

Fantasy Football: Tread Lightly with Beanie Wells

Once considered a can?t miss prospect, Beanie has had far too many his share of knee issues to make him a reliable fantasy option. He was downright nasty at times last year in posting his first 1000 yard season. Beanie?s total last year was a little less than his total over his first two years.

Beanie also had ten touchdowns, which was one more than his previous two seasons. He also missed two games.
.
Over the first two weeks he had 381 yards and six touchdowns. He also lit up the Rams to the tune of 228 yards and a score in Week 12. Clearly there were some high points to his 2011 season.
.
Unfortunately Beanie had yet another knee surgery this offseason. While it wasn?t a serious knee surgery, there is always cause for concern when a player goes under the knife.
.
Not only does Beanie have to deal with the knee issue, he also has the deal with Ryan Williams, assuming he can return from a knee injury of his own. Now Williams is coming off a serious knee injury, having torn ?his patella tendon last summer. Even if he does return, he?ll likely just be the change of pace back for Beanie.

The Cardinals did draft Michael Floyd to complement Larry Fitzgerald. If they get competent QB play they will likely continue to be near the bottom of the rushing attempts.

Beanie Wells did show some grit by playing, and playing well ,despite knee issues last year. Can he handle another 245 carry season? That?s hard to say. If you do roll with Beanie as one of your top two or three backs, make sure you have insurance.

The Woods Hole Oceanographic Institution (WHOI) has chosen Karen Lloyd, an assistant professor in the Department of Microbiology at the University of Tennessee in Knoxville, as the recipient of the Holger W. Jannasch Visiting Scholar Award.

The award recognizes Lloyd for her "outstanding contributions to the field of marine microbiology," as well as her demonstrated excellence in mentoring students and commitment to educational public outreach.

Lloyd is currently pushing the frontiers of the field by analyzing the diversity and function of yet-to-be cultivated bacteria and archaeaa group of single-celled microorganismsin deep subseafloor sediments using single-cell genomics and other cutting-edge techniques. Her research focuses on linking uncultivated microorganisms to their geochemical functions and exploring how these communities react to changing environmental conditions.

Lloyd will visit WHOI the week of July 9-13, 2012, and present two lectures to students and scientists in the Woods Hole community. The first talk, on a general scientific topic, will be Monday, July 9, 2012, at 3 p.m. in Redfield Auditorium. Lloyd will present a second talk, which will focus on her research, Wednesday, July 11, 2012, at noon in Clark 507.

"This is a wonderful opportunity to recognize a talented young microbiologist while celebrating the legacy of Holger Jannasch, who shaped the field of marine microbiology," said WHOI Biology Department Chair Mark Hahn.

The visiting scholar award is named in memory of Jannasch, a WHOI senior scientist in the Biology Department and world-renowned, deep-sea microbiologist, who died in 1998. During his illustrious career, he isolated and cultivated many microbes, studied their physiology and adaptations to the environment, and explored associations between microbes and animals. He also was involved in designing sophisticated instrumentation for collecting and culturing bacteria, as well as to measure rates of microbial activity in the deep-sea. Jannasch and his WHOI colleagues performed pioneering work investigating microbial decomposition rates in the deep sea.

Following the discovery of deep-sea hydrothermal vents in the late 1970s, Jannasch's lab again played an instrumental role in identifying chemosynthesis as the nutritional basis for life at deep-sea vents, which has had major implications for deep-sea microbial ecology and the way we think about the origin of life on Earth.

"My first exposure to oceanography was working as a lab technician at WHOI for Andreas TeskeHolger Jannasch's successora year after Dr. Jannasch's passing. His work influenced nearly every aspect of the field of deep sea microbiology, and I am honored to receive the award that bears his name," Lloyd said.

During her work at WHOI, Lloyd helped characterize the physiologies of some of the hyperthermophilic (heat loving) archaea that Jannasch discovered.

Lloyd received her master's and Ph.D. degrees from the University of North Carolina. She did her postdoctoral research with Dr. Bo Barker Jrgensen, a world-renowned biogeochemist at the Center for Geomicrobiology in Aarhus, Denmark, where she was able to obtain the first single cell genome from uncultured subsurface archaea. She will make the first public presentation of that data as a keynote speaker at the 2012 Goldschmidt Geochemistry Conference held in Montral from June 24-29.

The Holger W. Jannasch Visiting Scholar Award is given in recognition of a recent Ph.D. recipient (within four years of receiving the degree) "whose scholarly interests would have appealed to Jannasch given the breadth and depth of his research." Candidates may be nominated by WHOI students, postdocs, scientific and technical staff. Appointments are made by the Biology Department Chair on the recommendation of a three-person committee consisting of a graduate student, a postdoctoral scholar, and a scientific staff member.

Scholar visits are held during the summer months to allow for greater interaction with scientists and students from both WHOI and the Marine Biological Laboratory (MBL) in keeping with the spirit of Jannasch's work. Jannasch, who taught courses in marine microbiology, microbial ecology and microbial diversity at MBL, served as a vital link between the two institutions for many years.

Jannasch was passionate about education and teaching, particularly at the postgraduate level. He viewed the postdoctoral years as "the most important learning period in a scientist's career," and was keen to encourage postdocs to become independent and develop original ideas.

"I think Karen Lloyd exemplifies everything Dr. Holger Jannasch would have wanted to see in a young scientistcreativity, passion, scientific curiosity, and perseverance," said WHOI biologist Stefan Sievert, who nominated Lloyd for the award. "She's a very worthy person to receive this award to continue Holger Jannasch's legacy."

Due to the backward medical care and doctors of impatience in my country, I have to turn to you, and hope you could give me some opinions and consultation.

1 family heredity

?1?My mother has had manic bipolar disorder with psychotic symptoms (auditory & visual hallucination) since 1991. Now, her manic and psychotic symptoms have subsided with Lithium 500 mg, valproic acid 400 mg?and
risperidone 2 mg everyday. Currently, she is sleeping too much, and her mental ability, memory, and agility decline dramatically, unable to work, read and understand newspaper, making simple mistakes all the time. It seems that my mother is permanently ?disabled? and there is no hope for her to recover.

My mother?s younger sister has excitable and changeable mood, easy to make a angry fuss over dialy simple stuff. But she manages to work perfectly well.

(2) My father is easy to get angry and anxious as he is aging (I don?t think there is anything wrong with him; his bad temper has a lot to do with family frustrations). And my father?s mother got anxiety disorder (I am not so sure) during cu-l-tu-ral re-vo-lu-ti-on. Now she keeps worrying about my health and future.

2 My History

At the age 11, I suddenly felt the whole world was collapsing??that was typical depression (morning severe but at night felt better). With no medical intervention, it lasted 6 months and almost completely subsided, only I myself turned to be an introverted person with some sense of inferiority.

At the age 15, I felt the same again. Again, it lasted 8 months and gradually subsided, with residual minor symptoms like anxiety, and mild depression. Therefore, I sought psychiatristic help. That psychiatrist prescribed me fluoxetine. Taking it for 2 weeks, 20 mg/day, I felt very typical mild maniac symptoms (fast thinking, unusual excitement, need for less sleep, etc).

Then another psychiatrist diagnosed me as ultra rapid-cycling bipolar disorder (predominantly depression), and gave me low dosage of Lithium+carbamazepine+various antidepressants. And I took that combination for 2 years, but felt nothing at all , even no side effects. During that time, I felt as mild depressive as before, plus anxiety and very disturbing obsessive-compulsive thinking. With no effects at all, I decided to stop all medications.

Years went by, in 2005, I felt my memory declined and I couldn?t focus for a long time, and the feeling of loneliness almost killed me. So I sought local psychiatristic help again. This time, I was prescribed with arbamazepine alone with no antidepressant, (800mg /day). Quite paradoxically and unexpectedly, I felt more agitation, anxiety, and anger than ever before. I could quarrel with my dear parents and threw precious items into pieces. Almost all the anti-maniac mood stabilizers (lithium, carbamazepine, valproic acid) seem to make me feel more ?emotionally turbulent?

Now I am taking Lamotrigine (50MG/DAY), a mood stabilizer supposedly to work for the depressive symptoms. But I am feeling mental dullness, restlessness, and agitation. With addictive tranquilizes (like clonazepam), I could feel much better. I am trying to explain everything to local doctors, but they dismiss me as ?somebody beyond redemption?? scolding me with impatience.

Other symptoms I am experiencing:loneliness, fatigue, lack of interest, erectile difficulty, premature ejaculation, and decreased orgasm.

3 I have some suspicions and questions:

(1) Is it a wrong diagnosis? Is it borderline personality disorder? But I clearly experienced mild maniac symptoms at the early stage. Every summer from 1998?2002, I got elevated mood mixed with mild depression. I even s-to-le things from stores and got a-rres-ted. But in the winter and fall, all goes down

(2) Why do anti-maniac mood-stablizing agents worsen my symptoms?
Taking any of them (lithium, carbamazepine, valproic acid), initially I was fuming with anger, agitation, and irritability. If those were the side effects, how long would them subside????

(3) Will a restart of a medication after short-term discontinuation worsen everything? Due to the discomfort felt, I had to discontinue mood-stablizing agents, and due to the unstable mood, I had to resume the old meds.

(4) How would I feel if taking mood-stablizing agents when I am unipolar depression or completely mentally normal??

Thank you very much for reading my long ?complaints?, and I?ve lost hope for life now. Since no doctor in my country could offer any help any more, I count on you really! I am in such a dilemma, and I am eager to hear any of your suggestions! I have to overcome the current ordeal, and find a job to make a living and support my family! It sounds like you have the same symptoms as me ? depression, obsessive-compulsive thinking, racing thoughts, anxiety.

It sounds like you have Bipolar ? but more depressive; along with anxiety and OCD (obsessive/compulsive)

I have found that I need to ?fight? for my life sometimes with doctors. The best medication that has helped me is ? Abilify (an antidepressant that helps bipolar). I also take Luvox (OCD), Wellbuterin (depression) and Klonopin (anxiety).

Each person reacts differently to the chemicals we put into our bodies which could explain why you have certain side effects.

My doctor doesn?t worry about diagnosis ? but treats my SYMPTOMS. Sounds like you need similar treatment

I am not certain how your body will react to different medications. For me, it has been 19 years of trial ? until finding the best combination (listed above) but I am open to changes as recommended by the doctor. Again, Abilify has helped me the most; and Klonopin helps well with anxiety, but it kind of makes my thinking sluggish
